The NRP Group is currently seeking an Asset Management Analyst to join our team in Cleveland, OH!


The primary function of the Asset Management Analyst is to evaluate the long-term profitability & financial feasibility of the affordable portfolio.  An analyst will assist in managing all financial and relationship aspects of the affordable portfolio as they progress through their development and stabilization phases. This position will have extensive exposure to the Accounting, Capital Market, Property Management and Development departments within the NRP Group.


  • Assist Asset Managers in maintaining excellence in external partner relations, including (but not limited to) Limited Partners, debt providers, non-profits, housing agencies, etc.

  • Contribute to preparing Valuation and Corporate quarterly reporting for the portfolio.

  • Perform financial analysis of cashflows, property taxes, debt.

  • Identify value add strategies for implementation at the project level.

  • Participate in the analysis of resyndication and hold/sell analysis in cooperation with Capital Markets.

  • Preparing assets for potential dispositions and partner exits

  • Assistance to the Manager of Dispositions:

    • Broker relations and valuations

    • Cash flow analysis

    • Due diligence for ongoing dispositions



    Bachelor’s degree required. Finance or Accounting degree preferred.

    Experience: 2-5 years of operational and financial multi-family real estate experience.  Experience within the Low-Income Housing Tax Credit (LIHTC) sector a plus.

    Technical Skills: Working knowledge of Microsoft Office Suite; Proficient in Excel

    Other Requirements:

  • Knowledge and understanding of property management fundamentals.

  • Ability to communicate effectively with senior management, investors, syndicators, outside counsel, housing agencies, etc.

  • Proficiency in analyzing financial, diagnosing problems, and identifying opportunities for improvement.

  • Understanding components of partnership agreements, loan documents, etc.

  • Knowledge of physical asset and ability to understand and resolve construction and maintenance issues.

    Scope Of Responsibilities

    NRP Asset Management maximizes the value of over 160 properties with 26,000 units at an asset value of $2.1 billion and has executed market rate dispositions of $2.0 billion with value creation of 34% sale price over total project cost.

    Existing Portfolio

    This team focuses on maximizing the portfolio value through three main activities:

  • Strategic Analysis & Direction – Performs rigorous analysis, provides strategic direction, and executes on initiatives to maximize portfolio asset value through cash management strategies, refinancings, recapitalizations, resyndications, and asset dispositions.

  • Risk Management – Provides risk management stewardship and execution on behalf of all internal and external investors and stakeholders. Investor

  • Reporting and Relations – Provides detailed reporting on all aspects of property operations and capitalization for all investors, including co-General Partners, Limited Partners, lenders, and not-for-profit entities.

  • Future Investments

    The Asset Management team also acts as a trusted financial advisor and full participant in the NRP Investment Committee (IC) and Executive Committee (EC) by providing input and counsel on capitalization, underwriting, and exit strategies for all new NRP investments.
