The NRP Asset Management Team views each asset from an owner’s perspective, and we channel our efforts into supporting short- and long-term value creation across the portfolio for both affordable housing and market rate communities. Our approach to real estate asset management is collaborative: we work closely with our investors, partners, and internal property management, accounting, and construction teams to identify ways to best serve our investors and our residents.

In addition to maximizing the value of the existing NRP portfolio, the Asset Management team acts as a trusted financial advisor and full participant in the NRP Investment Committee (IC) and Executive Committee (EC) processes, providing input and counsel on real estate capitalization, underwriting, and exit strategies for all new NRP investments.
Scope of responsibilities.
NRP Asset Management maximizes the value of communities across the portfolio. The team furnishes strategic analysis and executes initiatives that include cash management, refinancing, recapitalization, resyndication, asset dispositions, and real estate risk management. We currently manage over 150 communities representing over 29,000 apartment homes at a value of $3.9 billion. We have led the disposition of $1.1 billion in NRP communities over the past two years.

Focused accountability.
We serve as the single point of contact for all stabilized assets in the portfolio. We closely monitor business plan execution for each asset to ensure that all are performing at the highest level possible. Within the Asset Management group, specific teams focus on each main function, including a market rate investments and disposition team, an affordable investments and disposition team, and a stabilized portfolio management team. This creates clear lines of responsibility, focus, and accountability.
