In both our affordable and market rate communities, we provide industry-leading amenities packages and ensure that the spaces are programmed, active, and alive. In our affordable communities, we often provide a myriad of additional support services—ranging from workforce training, after-school homework programs, health screening, financial literacy, and a variety of social services—through partnerships with local community nonprofits.

Lease-up excellence.

Since 2014, we have completed over 100 lease-ups across both our affordable and market rate communities. Over this time frame, we have continuously exceeded rent rate and unit absorption expectations as well as industry norms across all metrics. Our A+ team members, systems, and processes are at the core of what keeps us functioning at the highest level of efficiency and ahead of our industry peers. We work closely with our development and construction teams and countless other business partners to activate our lease-up process roughly 9 months before the first unit delivery to ensure that no “I” goes undotted or “T” remains uncrossed.

Comprehensive cross-functional support for each community.

Successful property management can only be achieved through obsessive attention to detail and functional excellence at every position in the company. To support this philosophy, we have built an organization around the community manager that includes dedicated best-in-class support in the areas of regional management, marketing, human resources, recruiting, facilities, IT support, utilities, operations, revenue management, accounting and accounts payables, compliance, and more. We coordinate these property management resources through structured daily, weekly, monthly, and annual communications.

Best-in-class toolkit.

NRP Management has created a leading technology platform consisting of best-in-class technology tools woven together by an internally developed dashboard and portal called “NRP Connect.” Our toolkit also features best-in-class digital marketing, programmatic media, and virtual reality and self-directed tours, allowing us to operate with speed, efficiency, quality, and seamless mobility. Our investment in and commitment to leading-edge technology has been a key factor in enabling our accelerated growth while maintaining strong operating performance.

Creating an excellent team member experience.

We believe the first step in delivering a great resident experience is delivering a great team member experience, which we pursue on several fronts. Our strong, dedicated Learning and Development team offers formal training in topics ranging from leadership to property leasing. Every year we hold a series of regional meetings as well as a national meeting for the whole organization where we share status, progress, long-term vision, and have some fun, too. We also have dedicated roles such as the Culture Ambassador, whose sole job is to improve the team member experience.
