The community serves working families and individuals earning 30% to 60% of Area Median Income (AMI) and offers one-, two-, and three-bedroom residences, with an emphasis on deeper affordability and larger unit configurations in direct response to identified local housing needs. The development also includes a 4,000-square-foot on-site Pre-K early education center operated by the George Gervin Youth Center, further strengthening its service-enriched approach to resident support. Strategically located at Tezel and Culebra, the site shares a property line with HEB, sits directly across from Walmart, and is adjacent to multiple VIA bus stops. Situated within the SA Tomorrow West Northwest Community Area, the property is one of the few remaining vacant sites near this key commercial intersection. Because the surrounding area is largely built out, opportunities to introduce new affordable housing in this submarket are exceptionally limited absent redevelopment, rehabilitation, or demolition of existing assets. In addition to its proximity to employment and daily-needs retail, the site offers strong access to public transportation, supporting connectivity for residents across the broader community. The Tyler is developed in partnership with Community Housing Resources, Inc., a nonprofit organization that also serves as the resident services provider.
